Commercial rates at a glance
As of October 2026, our commercial rates are $0.40 per square foot for storefront cleaning, $0.30 per square foot for building exteriors, $0.25 per square foot for parking lots and large concrete areas, $85 per dumpster pad, $3.50 per square foot for graffiti removal, and $45 per vehicle for fleet washing with a five-vehicle minimum.
Every visit has a $195 minimum, and travel may be added for longer distances depending on ZIP code. Each job gets a flat price confirmed with the business owner or property manager before work starts.
Fleet washing is priced per vehicle because trucks and vans vary less than buildings do. Five vehicles at $45 come to $225, which is the smallest fleet visit. Ten vehicles are $450.
Storefronts and building exteriors
Storefront cleaning covers the face of a business that customers see: walls, entry, sidewalk in front, window frames and signage areas. A storefront with 600 square feet of surface comes to $240 at the storefront rate. The rate is higher than the building exterior rate because storefronts get more detail work around doors, displays and gum or spills in the entry.
Building exteriors are priced lower per foot because they are large wall areas cleaned with soft washing and broad passes. A 5,000 square foot exterior is $1,500. Many owners combine a full building wash with the storefront entry so the front looks sharp and the rest of the building is clean too.
Parking lots, dumpster pads and graffiti
Parking lots and wide concrete areas have the lowest per-foot rate because they suit large surface cleaners covering lots of ground. A 10,000 square foot lot is $2,500. Oil spots in parking stalls and drive aisles get pre-treatment; very old oil may only lighten, and we say so before work begins.
Dumpster pads are a flat $85 each. They collect grease, food waste and odor, and restaurants in particular benefit from regular cleaning. Graffiti removal is $3.50 per square foot because it requires the right remover for the paint and the surface, plus careful work so the wall underneath is not damaged. A 30 square foot tag is $105. Some graffiti on porous stucco or brick may leave a ghost that needs paint to fully cover.
Wash water rules for businesses
Commercial properties have more paved area and more grease, so runoff matters. Los Angeles Municipal Code section 64.70.02 prohibits discharging untreated wash water from paved-surface washing and mobile operations into the storm drain system unless a permit allows it. Ask any company you hire how they handle wash water on your site, especially for parking lots, dumpster pads and gas station style oil buildup.
Recurring service and timing
Many businesses get the most value from a regular schedule rather than an occasional deep clean. Entries, dumpster pads and drive aisles get dirty again quickly, and a routine keeps them from building up to the point where stains set. Talk with us about the right frequency for your property when you request a quote.
Timing matters to a business too. Customers walking past wet sidewalks or equipment is not ideal. When you request your quote, mention your business hours and any windows that work best, and the visit timing is agreed along with the flat price. Our office hours are Monday to Saturday, 7am to 6pm.
Bundling commercial services
Two services in one visit earn a 5% bundle discount, and three or more earn 10%. A restaurant might combine the storefront, the dumpster pad and the parking lot. Using the examples above, a 600 square foot storefront at $240, one dumpster pad at $85 and a 10,000 square foot lot at $2,500 total $2,825 before the discount, and 10% off is $282.50.
Say Wash It is fully insured, and a certificate is available on request, which many property managers and landlords require before any vendor starts work.
How to get an accurate commercial quote
Measure or estimate each area separately: storefront face and entry, the rest of the building, the parking lot, and the number of dumpster pads. Note any graffiti and its approximate size. Mention stubborn issues like heavy oil in drive aisles, gum in the entry, or rust on walls.
Enter those in the instant quote calculator to see the starting price and bundle discount. Then the flat price, timing and wash water plan are confirmed before the crew begins, and the visit ends with a walkthrough with whoever manages the property.
