Scheduling around your operating hours

Almost all of our commercial work runs between late evening and early morning. Retail and office frontage is cleaned before staff arrive. Restaurants are done after close. Occupied buildings and medical offices are scheduled overnight so tenants and patients never encounter equipment, hose or wet ground.

This is the first question most property managers ask and the one that disqualifies most vendors. A contractor who only works business hours will disrupt your property on every single visit, and the complaints land on your desk rather than theirs.

Certificates of insurance

We are fully insured, and certificates of insurance are available on request — usually the same day. Send the certificate holder details and any specific limit or additional-insured requirements with your enquiry and we will have the COI issued before the work is scheduled.

For most property managers and building owners this is a hard requirement rather than a preference, so we would rather handle it up front than hold up a job while paperwork catches up.

The surfaces that create commercial problems

Sidewalk gum is the most visible and the most commonly mishandled. Gum base is a synthetic polymer that flows into porous concrete when warm and cures there. Scraping removes the top and leaves the rest, scoring the concrete in the process. It needs heat and steam to release the polymer’s grip, which is why cold-water contractors cannot do this job properly.

Grease around kitchen exits, dumpster pads and drive-thru lanes is a degreasing job with real dwell time, not a rinse. Entryway grime concentrates in a narrow band that is disproportionately visible. Parking structure decks and ramps collect oil and tire polymer. Dumpster enclosures are the surface tenants complain about most and the one most often skipped.

Each of these needs a different chemistry and a different approach. Running one method across a property is how you end up paying for a visit that did not fix the thing you noticed.

Liability is usually the real reason to schedule

The surfaces worth putting on a fixed schedule regardless of how the rest of the property looks: entryways, any walkway that sits in shade, stair treads, ramps, drive-thru lanes and dumpster surrounds. Those are where falls happen.

How we handle water and runoff

We plan where wash water goes before work starts rather than improvising on site — containment, direction of flow and disposal are part of the walkthrough, not an afterthought. Inside parking structures this means working out drainage before equipment is staged.

Requirements differ by property and by municipality, and some sites have their own stormwater conditions written into the lease or the management agreement. If your property has specific requirements, tell us during the walkthrough and we will confirm in writing what we will do to meet them before any work is scheduled.

We would rather agree that explicitly than make a general claim about it.

Recurring service costs less than reactive cleaning

Buildup that is allowed to sit stops being dirt and becomes staining. Gum cures into concrete. Grease oxidises and darkens. Algae roots into porous surface. At that point the job is restoration, which takes longer, needs stronger chemistry and costs more per visit than maintenance ever would.

Weekly, monthly, quarterly and semiannual schedules are available. Recurring visits are cheaper per visit and, more usefully, the property never cycles between presentable and neglected. High-traffic retail and food service generally want weekly or monthly frontage service; office and industrial properties often run quarterly.

What does a recurring schedule cost versus one-off?

Less per visit, because maintenance cleaning is faster than restoration cleaning. A one-off on a neglected property is the expensive version — cured gum, oxidised grease and rooted algae all need more time and stronger chemistry than the same surfaces on a schedule. We will price both so you can compare properly.

Can you handle a whole complex?

Yes. Shopping centres, apartment and multifamily complexes, office parks and industrial sites. Larger properties are usually staged across several nights rather than attempted in one, so the site is never fully disrupted. We will lay that plan out at the walkthrough before you commit.
