The rate and how it is measured
House washing is priced by the square footage of exterior wall being cleaned, not the floor area listed on your property records. As of October 2026, the Say Wash It calculator uses $0.35 per square foot of exterior wall, and every visit has a $195 minimum. Travel may be added for longer distances depending on your ZIP code.
Wall area is roughly the perimeter of the house times the height of the walls, plus any gable ends. Our guide on estimating your home's exterior size walks through that measurement step by step.
Example prices
A single story home with about 1,600 square feet of exterior wall would be 1,600 times $0.35, or $560.
A two story home has roughly twice the wall height on the same footprint. With about 3,000 square feet of wall, that is $1,050.
A small detached ADU or guest house with 500 square feet of wall would calculate to $175, so the $195 visit minimum applies. Adding it to a main house wash in the same visit makes more sense than booking it alone.
What changes the price
Size is the main factor, and the calculator covers that. On site, a few things affect how the job is done. Second story walls, steep hillside lots and tight side yards change how equipment is set up and how safely the upper walls can be reached. Heavy algae on a north-facing wall or thick mildew in shaded areas may need longer dwell time or a second application.
Surface type matters too. Stucco, painted wood, vinyl and brick are all soft washed, but each needs a little different handling around trim, windows and fixtures. Rust streaks, hard water spots from sprinklers and paint failure are separate issues, and cleaning may only lighten them. The flat price is confirmed with you before work begins so none of this turns into a surprise.
Access can affect timing more than price. Locked gates, dogs in the yard and cars parked against walls all slow things down, so clearing a path before the visit helps the day go smoothly.
Bundling with other work
Many homeowners clean several areas at once, since the setup is already done. Booking two services in one visit earns a 5% bundle discount, and three or more earns 10%.
For example, the $560 single story wash plus a 600 square foot driveway at $0.50 per square foot ($300) comes to $860. With the 5% discount, that is $817. Add 150 feet of gutter cleaning at $1.25 per linear foot ($187.50) and the subtotal is $1,047.50, which with 10% off comes to $942.75.
What is included in a wash
A house wash covers the exterior walls, plus the trim and fixtures on them. The process is a low pressure soft wash: a cleaning solution is applied from the bottom up so it does not streak, allowed to dwell, then rinsed from the top down. Plants near the walls are wet down before and rinsed after to protect them.
Windows get rinsed as part of the wall but are not detailed like a window cleaning service. Eaves and soffits are often part of the job, which matters in older homes where spider webs and dust collect under the overhangs. Roofs, gutters and fences are separate services with their own rates.
Is a house wash worth it?
A wash removes the dust, pollen, cobwebs, soot and organic growth that dull an exterior. Valley homes collect a lot of dust through dry summers and Santa Ana wind events. Coastal homes see more mildew from the marine layer. A wash before painting gives new paint a clean surface, and a wash before listing improves photos.
It will not fix faded or chalking paint, failing stucco or water damage. If a wall looks faded even after cleaning, that is a paint question.
