The rate and how it works

As of October 2026, our patio cleaning rate is $0.65 per square foot. Every visit has a $195 minimum, and travel may be added for longer distances depending on your ZIP code. You enter your patio size in the instant quote calculator, and the final flat price is confirmed with you before any work starts.

Here is how the math works. A 300 square foot patio comes to $195, since 300 times $0.65 is exactly $195. A 500 square foot patio is $325. A large backyard entertaining area of 800 square feet is $520.

Why patios cost more per foot than driveways

Our driveway rate is $0.50 per square foot, so it is fair to ask why a patio is higher. The answer is detail work. Driveways are usually open, flat rectangles where a surface cleaner can run in long passes. Patios have edges against walls and planters, steps, posts, drains, furniture footprints, outdoor kitchens and grill areas. Many of those spots need hand work with a wand or brush.

Patios also tend to collect more kinds of stains in one place: grease near the grill, pot rings, food and drink spills, leaf and berry stains, and algae in shady corners. Each may need its own pre-treatment and dwell time before rinsing.

How your patio surface affects the job

Plain broom-finish concrete is the most straightforward. Stamped and colored concrete needs lower pressure to avoid lifting color or sealer. Pavers need care around the joint sand, and they often need re-sanding after cleaning, which is separate work. Flagstone, travertine and Saltillo tile are softer or more porous and are cleaned more gently, often with more soft washing and less pressure.

The calculator gives you the per-square-foot starting point. If your patio has a delicate surface or something unusual, mention it when you book so the approach and flat price are settled before the crew begins.

Furniture and what you can do to keep cost down

Clearing the patio yourself before the visit helps the job go smoothly. Move chairs, tables, cushions, rugs, planters and grills onto the lawn or into the garage. Heavy items that cannot move can be cleaned around, but the spot underneath stays as it is.

You can also save by measuring accurately. Measure length and width of each section and add them up. Do not include lawn, planting beds or areas you do not want cleaned. For an L-shaped patio, split it into two rectangles and add them. Covered patios count the same as open ones, but tell us if the cover is low or the area is enclosed by screens.

Bundling a patio with other services

Patios pair naturally with other jobs. The backyard patio and pool deck, or the front walkway and driveway, are common combinations. Booking two services in one visit earns a 5% bundle discount, and three or more earn 10%.

For example, a 400 square foot patio at $0.65 is $260, and a 600 square foot driveway at $0.50 is $300. Together that is $560 before the discount, and 5% off takes $28 off that combined amount. Add a walkway and you reach the 10% tier. The calculator shows the exact total for your combination.

Is a small patio worth hiring out?

If your patio is under 300 square feet, you will pay the $195 minimum. That can still be worth it for heavy grease, algae or stains you have not been able to move. If it just needs a refresh, a stiff brush, mild detergent and a hose may be enough. Adding a second area to the same visit is usually the best way to get more value from the minimum.

Keep honest expectations, too. Fresh grease, algae and dirt usually come out well. Old grease that has soaked in for years, rust from furniture legs and deep pot rings may only lighten. Faded or worn color on stamped concrete is a finish issue, not dirt, and cleaning will not bring it back. You will see the result in the final walkthrough before the crew leaves.

What the price includes

The flat price covers pre-treatment of stains, cleaning the measured patio area, rinsing, and the walkthrough with you at the end. Moving very heavy furniture, re-sanding pavers, sealing and repairs are separate matters, so mention them when booking if you want them discussed. Knowing this in advance keeps the quote and the visit matching each other, with no surprises.
